A Modern Timber Frame Solution Delivering High-Quality Social Housing for Powys County Council

Situated in the rural market town of Llanidloes, the Gorn Road project delivers much-needed new homes for the community. Commissioned by Powys County Council, the development consists of 26 new-build dwellings, each designed for long-term performance, energy efficiency, and consistent quality.

Eco Space was appointed to supply the full factory-insulated timber frame system, providing a reliable, scalable, and cost-effective structural solution.

New Social Housing Development for Powys County Council

With housing demand rising across Wales, Powys County Council required a construction approach that delivered both speed and durability. The Gorn Road development forms part of their wider strategy to increase affordable, energy-efficient homes across the region.

Eco Space’s off-site manufacturing capabilities ensured that each unit met the Council’s quality expectations while keeping the programme moving smoothly and efficiently.

26 New-Build Units Delivered with Precision

The scheme comprises 26 dwellings, each engineered for modern living standards and designed to achieve high levels of energy performance.

Eco Space’s involvement from the structural design stage helped streamline the build:

  • consistent panel quality across all units
  • reduced on-site construction time
  • improved sequencing for follow-on trades
  • predictable thermal and airtightness performance

The result is a cohesive development where every home benefits from the same engineered attention to detail.

Factory-Insulated Timber Frame System

To achieve the thermal performance required for modern social housing, Eco Space supplied a factory-insulated timber frame system, manufactured in controlled conditions for maximum accuracy.

This approach ensured:

  • reduced cold bridging
  • consistent insulation depth
  • improved airtightness
  • less material waste on site
  • a reliable platform for cladding and internal fit-out

The off-site insulated system allowed the construction team to maintain momentum through variable Welsh weather — one of the major advantages of prefabricated timber solutions in rural developments.

Outcome

The Gorn Road development demonstrates how precision-engineered timber construction can support large-scale housing needs without compromising quality. Through efficient off-site manufacturing and dependable on-site delivery, Eco Space helped ensure Powys County Council could provide high-performing, modern homes for local families.

This project reinforces Eco Space’s capability to support public-sector housing initiatives across the UK with scalable, sustainable, and cost-effective timber solutions.
